Fire door surveys, installation & maintenance
A fire door only holds back fire and smoke if every part of it works - the leaf, the seals, the closer, the hinges, the gaps. From a full survey of every door in the building to installing new certified door sets, we cover the lot.
Every door checked. Every defect priced.
Fire doors are part of your building's passive fire protection, and under the Regulatory Reform (Fire Safety) Order 2005 they must be maintained in efficient working order. For residential buildings over 11m, the Fire Safety (England) Regulations 2022 add explicit checks: quarterly for communal fire doors, and best-endeavours annual checks for flat entrance doors.
Fire door surveys. If you don't know what you've got, we start with a full survey: every fire door in the building located, numbered and logged, checked against the things that make it work - gaps and thresholds, intumescent and smoke seals, closers and hold-open devices, hinges and hardware, glazing, signage and certification marks. You get a photographic, door-by-door register with every defect graded and priced. It's the baseline document your ongoing checks, your fire risk assessment and your budget planning all build on.
Fire door installation. Where a door is missing, wrong for its location or beyond economic repair, we supply and install certified fire door sets - leaf, frame, seals, ironmongery and signage as a matched, certificated package, fitted to BS 8214. A fire door is only as good as its installation, so we don't hang certified leaves in uncertified openings and call it done.
Ongoing inspections and maintenance. After the survey, we keep the doors right: scheduled inspections at the frequency your building needs, with remedial repairs - seals, closers, hinges, hardware - priced and agreed before any work is carried out.

Fire door questions.
How often do fire doors need inspecting?
For residential buildings over 11m, the Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual best-endeavours checks of flat entrance doors. For workplaces, the frequency comes from your fire risk assessment - six-monthly is common. We'll recommend the right schedule for your building.
What actually fails on a fire door?
Usually the small things: gaps over 3-4mm, damaged or painted-over seals, closers that don't fully shut the door, missing signage, or unsuitable hardware fitted over the years. Most defects are inexpensive to put right - the point of inspecting is catching them before they matter.
Can you replace doors as well as repair them?
Yes - where a door is beyond economic repair we supply and fit certified fire door sets, and we'll always tell you honestly which doors can be brought back to standard with remedial work instead.
